Client Brief : Water damage resulting in an insurance claim set the course for a client driven series of upgrades, restorations and repairs on this very generous, beautifully designed city apartment
The client wanted to stretch the scope of works from the insurance claim’s initial restoration scope and provide some major and minor improvements to retire, renew or replace various aspects of the apartment while keeping select quality fittings & fixtures.
This required careful choices and detailing to seamlessly blend and/or complement the remaining fixtures. Additionally, the whole of the apartment was to be subject to a complementary colour palate to rejuvenate the space to achieve an overall modern upgrade.
Aranac’s Role : in addition to performing all of the contract building works, our In-House Designer Elly Barrett worked closely with the client and suppliers to create working drawings, a detailed scope of works and the Fitting, Fixtures and Finishing Schedules. Together they were able to ensure that the original apartment design intent was enhanced through the process of achieving a new renovation with new and original concepts working seamlessly together. The client was able to visualize the new works having the benefit of 3D drawings, constantly updated and revised by Elly as the brief and budget came together during the planning stage. Ultimately the design, scope and works were achieved to fall within an acceptable client budget.
The Works:
New master bathroom with glass mosaic tiles including a custom-made vanity with wire brushed oak cabinetry spanning the length of the bathroom and undermounted basins coupled with featured Calcutta Statuario Marble. Hidden LED strip lighting and hidden finger pulls finished off the sleek design. Ambient lighting including two complimentary white marble wall sconces and a cleverly concealed aluminium extrusion containing LED lighting and the bathroom exhaust system only enhance the sleek modern look while not compromising on light or ventilation.
The existing kitchen joinery was upgraded with matching handles and additional drawers in a wire brushed oak veneer completing a seamless upgrade. The existing Arabescato island bench was re-polished and ties in well with a new “Infinity White" Quartzite finish to a new outdoor BBQ joinery unit on the terrace, adjacent to the kitchen.
Miscellaneous works included restoration of external sliding doors and door hardware to the undercover terrace, repurposing the original automatic hardware with a manual override and new bedroom robe/bedhead joinery to match existing unit joinery. General make good to all bathrooms, laundry, bedrooms, living/dining areas including painting, re-polish floorboards, regrouting tiles and installing new flush plaster set downlights.
